Here are some of our recent investigations. Certain facts have been altered for privacy.
INVESTIGATION 1: Half duplex, flat roof. There were several deficiencies associated with this new home how ever this overview will just focus on one.
Homeowners Concerns: Leaking ceilings in the Living Room, Hallways and the Master Bedroom resulting in extensive damage.
Tools employed: The following tools were involved:
• Drone for overhead views and images.
• Thermal Imaging camera.
• Airflow Anemoter &
• Hygrometer.
• A keen intellect.
Some of the data gathered:
• We interviewed the Homeowners and recorded and saved all of the data provided.
• Builder had returned several times but problem persists.
• Water presence not connected to rain.
• We recorded humidity readings inside the home.
• We tested airflow.
• We explored the house with our drone.
• Checked the sump-pump.
• We explored the flat roof.
• We explored the attic.
HWI determination
- Although there is apparent high humidity concerns, the areas on the ceiling which are showing signs of water would more indicate that there is a void in the spray foam allowing for the cold to draw the humid air to condense in that location.
We would suggest the drywall be removed in these areas, repair the insulation voids and repair the ceiling then reapply the spray foam with a professional installer.
INVESTIGATION 2: Suspected “Attic Rain”..
Tools employed: The following tools were involved:
• Thermal Imaging camera.
• Airflow Anemoter.
• Hygrometer &
• Digital thermometer.

General Site Data: Outside temperature: 9.8 °c Outside relative humidity: 49.0% Inside temperature: 21.1 °c Kitchen, 21.4 Top of Stairs, 22.1 Ensuite Inside relative humidity: 24.8% 25.6% 24.6%
Determination
- Bath Fan insulation improperly installed.
- Mis installed Vapour Barrier.
- Poor seal on window casing.
- Add additional static vents.
- Add more spray foam around skylight.
- Add more installation in ceiling.
- It appears the city did not inspect the home.
